The Houston-area real estate market kicked off 2025 with strong momentum, particularly in communities offering affordable housing options. According to the Houston Association of Realtors’ (HAR) latest report on the Hottest Communities in the Houston Area, lower-priced markets are seeing the biggest boost in activity as buyers prioritize value amid ongoing economic pressures.

All communities in HAR's top 10 affordable list reported average home prices below the Houston-area average of $427,221—and many experienced double- or even triple-digit year-over-year growth in home sales.

Brookshire, previously unranked in Q4 2024, saw a 167.7% increase in home sales, making it the fastest-growing market in Greater Houston. Waller and Hockley closely followed, each posting more than 70% year-over-year gains, with most of the activity driven by new construction.

“These numbers reflect a market shift where affordability is front and center,” said HAR Chair Shae Cottar with LPT Realty. “The communities on this list offer price points that bring homeownership within reach for more families.”

High-end buyers are also active, with luxury markets seeing notable sales increases. Leading the way:

Garden Oaks doubled its sales volume year-over-year, with 20 homes sold at an average price just over $1 million. Notably, Briargrove posted the fastest turnaround with homes staying on the market for an average of just 14 days.
